Miller & Smith was recognized with an Award of Excellence for Tallyn Ridge in Frederick, MD, a 441 home subdivision with a mixture of single family homes and townhomes. Faced with extremely steep slopes, extensive rock and large cuts and fills, the developer utilized an innovative house design to turn the difficult topography into a community amenity. With direct access to the neighboring Pinecliff Park, creative open space, a community pool, and beautiful vistas, it is easy to see why this is a popular community to call home. The consulting engineer was Bowman Consulting.

VIKA Maryland won for Montgomery Row in the Rock Spring area of Bethesda. What was once an obsolete office parking lot is now an urban community of 168 townhomes. The developer went to great lengths to create a vibrant, walkable residential neighborhood that blends seamlessly with the adjacent office park. Well connected to nearby amenities and retail shops, this project represents an outstanding example of creative infill in a mixed-use environment. The architect was Lessard Design and the builder was EYA.

The Classic Group was named a winner in the category of Award of Excellence for Two Rivers in Odenton, MD, a master planned community boasting over 2,000 lots that combine attached and detached homes in four active adult villages and five all-age hamlets. Two million yards of earthwork was required to reclaim a former sand and gravel mining operation. In the end, 50 percent of the site will be retained as mostly wooded open space and trails. With best in class amenities and beautiful design it’s no wonder this is one of Maryland’s best-selling communities. The consulting engineer was MRA.

Hampton Park Associates won for Hampton Park in Timonium, MD, a 16 lot single family infill development. The developer did an outstanding job incorporating two existing 1920’s era homes, 61 specimen trees, 27 ESDs, and onsite forest conservation into this custom home community. Great deference was given to the four adjacent homeowners associations. Hampton Park is an excellent example of sensitively incorporating an attractive new community into a mature residential neighborhood. The developer was Gaylord Brooks Realty Co. Inc., the builder was Benhoff Builders and the consulting engineers were MRA and Sill Engineering Group.
